Start with an assessment of the whole property

Solar PV may affect an Energy Performance Certificate assessment, but the outcome depends on the building and assessment method. Do not assume a fixed band improvement from a particular panel count. Ask a qualified assessor what measures are suitable before committing to a compliance plan.

Review the existing EPC, heating, insulation and electricity arrangements alongside the roof. A useful upgrade plan considers the whole property rather than treating solar as an automatic substitute for every other improvement.

Establish who benefits from the electricity

For a single rented house, confirm how generation connects to the tenant’s supply and who will hold any export agreement. For flats or shared premises, roof rights, metering and allocation of benefits need a more detailed arrangement.

Record ownership, maintenance responsibilities and access arrangements in appropriate documentation. Explain how the system works to occupants, including monitoring and who to contact if it fails.

A written proposal should identify who handles roof repairs and equipment replacement, including access costs. Compare those responsibilities with the expected benefit to the occupier and owner before choosing an installer.
